Buying your first home right now can feel discouraging. Prices remain high, interest rates aren’t what they used to be, and it’s easy to assume homeownership is simply out of reach.


But here’s what I’m seeing every day:


First-time home buyers are still getting in—they’re just approaching things differently.


Here are five smart, practical ways buyers are making it work:


1. Adjusting expectations (not giving up):

Many buyers are starting smaller—condos, townhomes, or homes that need a little updating. It’s a strategic first step, not a compromise forever. 


2.  Strategic searching:

Look for the houses that haven’t sold in a few months and/or have had price reductions.  Sellers are now more ready to sell.  


3. Expanding the search area:

Some of the best opportunities are just outside the most competitive towns. A small shift geographically can open much better value.


4. Taking advantage of financing options:

There are excellent first-time buyer programs and other financing strategies that many buyers don’t even realize are available.  Step one…talk to a lender you trust.


5. Planning ahead for refinancing:

Many buyers are making a smart move: buying now and refinancing later if rates come down. Waiting for the “perfect” market can mean missing good opportunities today.

This isn’t the easiest market—but it’s far from impossible.
